Use Towels For Staging
Towels are a very inexpensive item which can be purchased practically anywhere. Use these towels to create a spa like look in a bathroom. You can roll them up and place them around the tub, or fold them on a shelf. They will look great in your real estate pictures.

Keep Your Closets Only 60% Full
One of the things a potential home buyer looks at when considering a home is the closet space. Buyers will always open closets to see what’s inside and if it has adequate space. A cluttered closet will make a potential buyer feel as if the home does not have enough closet space. It is important to have no more than 60% of the closet space filled. This will give the illusion that there is plenty of closet space. Typically the seller should be in the process of packing their things for the move. I always tell sellers to definitely pack and store all out of season clothes. Those out of season clothes will not be worn while the seller is still living in the house.
No Smells
It was once popular to bake cookies, burn candles, or display a bowl of potpourri when staging a house to sell. Those techniques are no longer in practice. Many people have allergies or just don’t want an overwhelming smell when looking at a potential home. Instead of trying to take over the air, opt for keeping the home odor free. I recommend no cooking or frying of smelly foods while your house is on the market. Make sure the trash container is emptied often and windows are opened often to allow fresh air in.

Keep Evidence of Pets Out of Sight
I love pets as much, if not more than the next person. But when its time to sell your home, your fur baby may leave a potential home owner wondering if they want to deal with the additional cost. A potential home owner may now have to consider replacing carpet, making repairs, and spraying for fleas and ticks. These actions can deter a person from wanting to buy your home. When staging your home to sell, if possible, consider removing your pets and their evidence prior to showing. If your pets must remain in the home, make sure their items are neatly put away and your pet is in a container.
Stage with House Plants
Green living is becoming very popular. House plants and flowers are very popular and have many health and bodily benefits. Not only are plants beautiful, they increase oxygen in your home. If you are unable to have real plants, don’t be afraid to purchase faux plants for a beautiful visual affect.
